Project partners are seeking developer interest in this truly unique heritage regeneration opportunity.

Cheshire West & Chester Council along with the Chester Growth Partnership are seeking a development partner for the regeneration of Dee House, a unique anchor site in the heart of Chester city centre which sits adjacent to a Roman amphitheatre, St John’s Church, Roman Gardens and Grosvenor Park.

A site which has significant historic value, there are several guiding principles that should be followed when considering development opportunities in relation to Dee House.

Development should embrace the significant opportunity to enhance connectivity between Dee House and historically important sites including, the amphitheatre, the Roman Gardens, St John’s Church, Grosvenor Park and the River.

Follow the recommendations of the Dee House and Amphitheatre Working Group.

Development should support the development of an active and vibrant public realm.

Development should enhance the setting of the amphitheatre and the visitor experience of the site and maximise the opportunity to incorporate an indoor interpretation and visitor attraction to tell the story of this part of the City.

Development should comply with the guidance offered by Historic England in relation to elements which should be retained/demolished, new build restrictions and development restrictions in the context of archaeological remains.
